General Questions
Sunset Builders & Maintenance offers a wide range of residential construction services including kitchen and bathroom remodeling, whole-house renovations, additions, exterior upgrades, maintenance and repairs, and home watch. Our team is equipped to handle projects of all sizes and complexities.
Marcus Arnett obtained his state contractor’s license in 2007 and founded Sunset Builders & Maintenance with a Certified Building Contractors license.
This license was upgraded to Certified General Contractor in 2023 by provision of State Law.
Our current license number is CGC 1533659.
Sunset Builders & Maintenance is proudly owned by Marcus Arnett, a veteran of the US Army and Vallee Haverley a long-term Sanibel Island resident.
Sunset Builders & Maintenance was founded in July 2009 and acquired all needed licenses and insurances by January 2010.

Before starting a project on your own, you should consider the following:
- We understand the permitting process very well and can likely save you time and money on costly mistakes.
- We use fully licensed and insured subcontractors, which eliminates all risk from you and your homeowner’s insurance policy.
- We can educate you on the various construction materials that will be used in your home and allow you to make selections that work with your budget.
- We know what constitutes good work and will ensure you receive that from all our subcontract partners.
- We can typically finish your project faster than you could.
- We know and adhere to all Florida Building Codes.
Every client who contacts us gets a call from us as soon as possible, usually within 24 hours.
To get started, simply contact us to schedule a consultation. We’ll discuss your ideas, needs, and budget, and then create a detailed scope of work and estimate for your project.
We provide “ballpark” estimates during our initial visit with you. Keep in mind that this ballpark price may differ from what you ultimately decide.
We utilize a design agreement process which ensures that you get everything you want for your project at an agreed upon cost up front. We will notify you if this amount changes for any reason, so you have the opportunity to accept or reject the increase PRIOR to the completion of the work.
A Sunset Builders & Maintenance’s contract includes a single, lump sum price to complete your entire project as described. The only time this number will change is upon the discovery of hidden or concealed conditions.
- Did your other bidders quote the job exactly as we did? Typically, they don’t.
- Did your other bidders quote the same materials as you selected in the design process?
- Are your other bidders fully licensed and insured to do the type of work needed?
- Have the other bidders completed similar projects before?
- Do you feel comfortable having the other bidders, their staff, and subcontractors in your home?
Typically, we will contact your insurance carrier on your behalf and ask them what specific requirements they have, and then work directly with them to meet the needs of your claim.
Our normal working hours are Monday through Friday from 8:00AM to 4:30PM; however, we may elect to start at 7am if it is beneficial to you and the project.
Before we purchase a single thing for your job or lift the first finger to do any part of your job, you will have a contract written in plain language that will answer all your questions about your project and give you a guaranteed lump sum price for it.
We aim for 30 days, but that largely relies on you and how quickly you can make selections.
Yes, we have a dedicated maintenance division on staff that manages all our maintenance projects and can handle minor jobs like this.
Project Questions
All our contracts have a payment schedule. This schedule is based on completed activities such as issuing a building permit or installing all cabinetry.
To account for mail delivery delays, we typically send out invoices for any payments due a few days in advance.
Every project will have the following team members assigned, and you will be given their contact information:
- Field Superintendent
- Project Manager
We use a combination of subcontractors and our own personnel.
The Florida Building Code requires subcontractors to handle certain aspects of your project, such as plumbing, electrical, and HVAC work.
In certain cases, we may use the services of a subcontractor to handle specialty work such as tile installation or painting. We have found that using experts improves the overall quality of the project while also reducing the time frame.
We will assign a supervisor to your job, and they will inspect it every day that any one is works on it.
The duration of your project is controlled by numerous factors beyond our control. Obtaining engineered drawings, a building permit, ordering materials, and scheduling subcontractors are all aspects that influence the length of your project. However, once we have a contract, we can typically give you a good estimate of how long your project will take under ideal conditions.
Once we begin your project, and assuming there are no delays, we will work straight through.
Not at all! In fact, many of our customers prefer to stay away from the construction site entirely.
Yes! We use a project management software called Builder Trend. When we first start on your design, we will add you to Builder Trend where you can track the progress of your project, chat with your project manager, keep track of your financials, and receive real-time updates.
Each building department has different review times for permit applications; we will discuss this with you during the design process.
We will take care of obtaining the permit for you and can provide you with as much or as little information as you may want regarding the process.
All extra custom-colored paints will be left with you.
Other materials such as flooring, or trim will be returned to the vendor if possible. We usually leave extra tiles to cover accidents with you.
Sunset Builders & Maintenance prefers to be responsible for all aspects of your project. This places the burden directly on our shoulders. Any part of the job that you take control of places the responsibility on you.
